Walk-in doors (36 inches) are a standard inclusion for everyday access without raising the main door. Bi-fold and hydraulic lift doors are the premium option for hangars and commercial garages — they open a very wide bay (up to 60 feet plus) without overhead track in the way. Do you do electrical rough-in for a pole barn build?

No pre-qualification partner runs a hard credit check, so your credit score is not affected. You typically receive a decision within 24 hours showing your approved amount, available term lengths, and indicative APR range. Pre-qualification is non-binding — you can shop the rate against other lenders or wait until your final quote is ready before locking in. Most customers pre-qualify before submitting a quote so they have a target budget. Once you sign a Highland contract, the lender converts the pre-qualification to a full application with a hard credit pull, underwriting, and closing — typically 1–3 weeks from signing to loan close.

Closed-cell spray foam is the premium option — sealed, vapor-tight, R-6.5 per inch, and it adds structural rigidity to the wall framing. Spray foam is right for any building you plan to heat or cool full-time. Open-cell spray foam is a mid-priced option (R-3.5 per inch) that handles air sealing without the cost of closed-cell. Trusses come with a structural warranty from the engineered-wood manufacturer. Hardware is warranted by the hardware brand. We pass these through to you in a single contract binder with every relevant manufacturer claim form. The workmanship warranty is Highland's own — it covers the labor of installing those materials correctly. If a panel was installed crooked, a fastener driven through the wrong layer, or a sealant missed, that is on us regardless of what the material warranty says. Both warranties run from final walkthrough and both transfer to a new property owner subject to terms on /warranty.

Highland offers roof pitches from 4/12 up to 10/12, with 4/12 and 6/12 by far the most popular for Ohio. A 4/12 pitch (4 inches of rise per 12 inches of run) is the lowest pitch we recommend in Ohio's snow climate; it is the most affordable, works with most siding profiles, and sheds water reliably. A 6/12 pitch is the residential workhorse — better snow shedding, room for an attic-style loft, and a residential look that matches most homes. An 8/12 or 10/12 pitch produces a pronounced gable that visually scales the building down, looks great on horse arenas and barns near a residence, and creates real interior loft volume for hay storage or finished bonus space. Steeper pitches cost 8–15 percent more on the roof system because they require longer trusses and more siding. Snow-load engineering uses the ASCE 7-22 ground snow load adjusted for the chosen pitch.
