Butler County is northwest of Highland Building and Supply's home base in Loveland, and it is the site of one of the most distinctive projects we have completed: Trevor's Sanctuary, the clear-span riding arena at Stockyard Cowboy Church on Millville-Oxford Road. That build is pictured at the top of this page, and it is a good introduction to what our crews do in the county. We are a post-frame builder. A county that runs from campus to cornfield

Butler County is more varied than its reputation as a Cincinnati suburb suggests. The southeast, West Chester and Liberty townships along I-75 and OH-129, is dense suburban development with residential lots that support a matching detached garage or a modest workshop. The Great Miami River corridor through Hamilton, Middletown, and Trenton is the old industrial spine, with older neighborhoods and flat river-terrace ground. West of there the county opens up fast. Ross, Morgan, Hanover, Reily, Milford, and Oxford townships are farm country, with row crops, cattle, and a horse community that surrounds Oxford and Miami University and stretches north to Hueston Woods.

That range shapes our Butler County work. Suburban requests are garages and shops. River-corridor requests lean toward contractor shops and storage. Western-township requests are horse barns, arenas, hay and equipment buildings, and, increasingly, barndominiums on the larger parcels.

Trevor's Sanctuary at Stockyard Cowboy Church

The Millville arena deserves its own section because it shows the engineering side of what we do. The building is a clear-span riding arena with no interior columns, so the trusses carry the whole roof from wall to wall. A full-length clerestory band sits between the main roof and the lean-to roof, lighting the riding floor all day without a single fixture. A lean-to wing runs the length of the building for stalls and storage, and a fenced outdoor riding ring sits alongside. Highland crews prepped the pad, set the posts, flew the trusses, and hung the steel. The white steel siding and charcoal roof were chosen to keep the interior bright and the exterior cool in a Butler County summer.

Engineering values for Butler County

Butler County shares the Southwest Ohio design envelope: 20 PSF ground snow load, 30-inch minimum frost depth under the Ohio Residential Code, and a 115 MPH ultimate design wind speed. On a wide clear-span building like an arena, the wind and snow cases govern the truss design, and the column footings are sized for the uplift as well as the bearing load. On a standard 40x60 pole barn the same numbers produce a comfortable margin with efficient post spacing.

Soils in the county split between heavy upland clay and the sand-and-gravel terraces along the Great Miami. Clay demands attention to drainage; gravel makes a superb pad base. Our site walk identifies which one you have before the pad is priced.

Permits and jurisdictions

The Butler County Department of Development's Building and Zoning division on High Street in Hamilton reviews building plans and enforces zoning for the unincorporated townships. West Chester and Fairfield townships and the county's cities run their own zoning or building departments. Agricultural buildings in the unincorporated townships may fall under the Ohio Revised Code 519.21 exemption from township zoning. Highland determines jurisdiction from the parcel, files the stamped drawings and site plan, and schedules the inspections from footing through final.
