Warren County sits directly north of Highland Building and Supply's office in Loveland. Our address is on OH-28 a short drive below the county line, which puts Mason, Lebanon, Morrow, and the Little Miami valley within easy reach for a site walk. We are a post-frame builder with our own crews, and we build pole barns, horse barns, workshops, garages, and barndominiums throughout the county under a single contract that runs from pad preparation through the last piece of trim.
Two counties in one
Warren County is one of the fastest-growing counties in Ohio, and that growth is concentrated along the I-71 and I-75 corridors. Mason, Deerfield Township, Springboro, and the Hamilton Township area around Maineville are subdivisions and cul-de-sacs where a detached building has to match the house, satisfy a zoning resolution, and often clear a homeowners association. The east and north of the county are a different world. Wayne, Massie, Washington, Harlan, and Salem townships around Waynesville, Harveysburg, Morrow, and Caesar Creek are working farms, horse properties, and large wooded parcels where the Little Miami Scenic Trail and Fort Ancient earthworks are the neighbors.
We build both. Suburban Warren County projects are usually garages and shops, sized to the lot and finished to match the home. Rural Warren County projects are hay and machinery storage, horse barns with covered runs, covered arenas, and barndominiums on parcels large enough to put a home and a shop together.
Engineered for the Miami Valley
Warren County shares the Southwest Ohio design envelope with the rest of the Cincinnati metro: 20 PSF ground snow load, a 30-inch minimum frost depth, and a 115 MPH ultimate design wind speed. Those numbers drive truss design and column embedment on every set of drawings we stamp. The county's upland soils are glacial clay that holds water and heaves when it freezes; the Little Miami terraces through Morrow and Loveland are better drained. Our site walk reads both and sets the footing and drainage detail to match, so the pad we quote is the pad the building needs.
Zoning first, then the building permit
Permitting in Warren County is a two-step process for most parcels. Township or city zoning approves the location, size, and height of the accessory building; the Warren County Building and Zoning Department at 406 Justice Drive in Lebanon then reviews the stamped drawings and inspects the work. Deerfield, Hamilton, Turtlecreek, and Clearcreek townships run their own zoning, and Mason, Lebanon, Springboro, and Franklin have city offices. Agricultural buildings on unincorporated farm parcels may qualify for the Ohio Revised Code 519.21 exemption from township zoning. Highland identifies the jurisdiction from the parcel, files both applications, and manages inspections from footing to final.
A note on the photo
The image on this page is Charm at the Farm, a Highland build in Loveland just south of the Warren County line. We show it here because it is a real Highland project a few minutes from the county, not a stock image. Warren County project photos will be added as current builds wrap up. The featured client review lower on this page comes from a Lebanon garage build.
What turn-key means on a Warren County site
A Highland contract covers site preparation, column setting, engineered trusses, steel roofing and siding, doors and windows, and the concrete slab and aprons if they are in scope. Our crews do the work; there is no separate installer and no hand-off. The building is ready to use the day we leave, and the itemized proposal you sign is the price you pay.

From a Highland client nearby
“We needed a three-bay garage that didn't look like an outbuilding next to the house. Highland matched the roof line, walked the parcel for setbacks, and pulled the permit themselves. Came in on budget and the finished trim work is genuinely the best of any contractor I've hired. ”
